Raleigh is one city in a wider region
Do not use Raleigh city figures as a substitute for Durham, Cary, or the whole Triangle. For a Raleigh address, verify municipal boundaries, county records, and school assignments. A regional employment story can be useful context without describing every neighborhood.
Housing: price the whole address
Compare current rents or listings with taxes, insurance, utilities, maintenance, and your actual commute. Census housing values are survey estimates, not today’s asking prices. Confirm the jurisdiction and school assignment for each address, and request current quotes rather than assuming a citywide average applies.
Safety and opportunity: keep the geography honest
Reported crime totals depend on agency boundaries, reporting coverage, and the data period. They do not certify that an individual neighborhood is safe. Compare like-for-like jurisdictions and visit the area. For investing or business decisions, check zoning, permitted uses, occupancy rules, and licensing before committing.
Transportation and development
Check current GoRaleigh service and city transportation updates rather than assuming every address has similar transit access. Review adopted plans and zoning for nearby development; a proposed project is not the same thing as a funded or completed one.
